Reservations are confirmed upon the receipt of payment equivalent to the first nights stay.
Deposit is non-refundable.  Any cancellations must be received at least 14 days prior to your due date of arrival otherwise the full balance will be chargeable.  You may therefore wish to take out holiday insurance if you have concerns about cancellation.
All accounts to be settled on arrival, by cash, debit or credit card. If you wish to settle by cheque, then we must receive it by post at least 14 days prior to your arrival. 

Rooms will be available from 3pm on the day of arrival and should be vacated by 10am on the day of departure. Early arrivals are welcome by prior notice - please call us on 01803 665389 or 07828 695694.

For the safety of all our guests we enforce a  STRICT NO SMOKING policy throughout the guest house. If we believe that smoking has taken place in the rooms then a £30.00 charge will be made to the room and the occupants will be asked to leave with no refund.
If damage is found to have occurred whether through smoking in the rooms or other burn marks (from items such as hair straighteners or clothes irons), or destructive damage to property then a minimum charge of £200 will be made.
